George Comfort & Sons views sustainability and energy efficiency as vital pillars of how we own and manage our over 12 million square feet of commercial property. We are committed to managing our portfolio in an environmentally responsible way as we believe that our approach creates a productive work atmosphere for our tenants and generates attractive returns for our investors. We are constantly looking for opportunities to improve our performance and have focused our efforts on achieving Leadership in Energy and Environmental Design (LEED) certification, conducting energy savings studies, and tracking sustainability and energy metrics in our properties.
When buildings meet the prerequisites for the US Green Building Council’s LEED program, we strive to earn LEED certification at the highest feasible level. We have achieved LEED for Existing Buildings certification at three of our properties, 200 Madison (LEED-EB Silver), 498 7th Avenue (LEED-EB Gold), and 825 Eight Avenue (LEED-EB Gold) and are currently evaluating the feasibility of LEED certification at our other properties. Even for buildings that cannot achieve LEED certification, we are in the process of developing plans and policies for our building managers, engineers, and vendors that outline how to implement sustainability and energy efficiency measures across our portfolio.
On a quarterly basis, we assess the energy efficiency of our portfolio through the EPA’s ENERGY STAR Portfolio Manager Tool and apply for the ENERGY STAR Label designation at eligible buildings that score in the 75th percentile and above. Currently, three of our buildings have earned the ENERGY STAR Label. In order to identify energy efficiency improvements in advance of the 2013 Local Law 87 Early Compliance deadline in New York City, we have conducted ASHRAE Level 2 Energy Audits and retro-commissioning studies for all New York City buildings. We have developed a plan to implement the Energy Conservation Measures included in these studies in order to reduce our energy consumption and monthly utility bills as well as cut our Scope 1, Scope 2, and Scope 3 Greenhouse Gas Emissions.
We work with our sustainability and energy efficiency consultants CodeGreen Solutions to track our performance through their ProAct™ software tool. We monitor the performance of our portfolio on a quarterly basis and are able to pinpoint opportunities to realize additional savings from energy and sustainability initiatives. In addition, the data collected in the ProAct tool streamlines the process for our buildings to achieve LEED certification and recertification.
We work closely with WiredNYC for our Manhattan portfolio is seaking WIRED CERTIFICATION which is is an official set of standards developed and approved by an NYCEDC-appointed Advisory Board for assessing internet services in commercial buildings. WIREDNYC is an initiative of the Bloomberg Administration that seeks to bring transparency to broadband connectivity in NYC office buildings. Currently the bulk of the Manhattan properties are WIRED CERTIFIED PLATINUM. Which represents the highest level of service provider choice offered, including fiber access. Best in class Infrastructure to maximize protection against service interruption. Administrative best practices employed to streamline ability to get connected.
